There are a few different options when it comes to addressing an inward moving wall. Below is a brief explanation with pros and cons associated with each method. We will expand on these methods during the inspection  

Anchors

Wall anchors were one of the first ways invented to stabilize a failing foundation wall

 

Advantages

  • Takes up very little room inside the basement

 

Disadvantages

  • Can't install in the winter

  • Might not be able to install due to property lines or obstructions outside of the home

Carbon Fiber Straps

Carbon fiber started being used for foundation repair in the mid 2000's and has become more popular the last five years

 

Advantages

  • Takes up very little room in the basement 

 

Disadvantages

  • Designed for wall stability so they have no ability to straighten the wall

Steel I Beams

Steel Beams designed to stabilize failing basement walls and provide the potential to straighten walls over time  

 

Advantages 

  • Can be installed anytime

  • Does not rely on the soil outside to stabilize the wall

 

Disadvantages

  • Takes up a little more space than an anchor

Options for Repairing a Settling Foundation

There are a few different options when it comes to addressing a settling foundation. Below is a brief explanation and pros and cons associated with each method. We will expand on these methods during the inspection 

Foundation Replacement

Advantages 

  • The foundation will look better

  • Might be the only option depending on the type of foundation or if the foundation was neglected for too long

 

Disadvantages

  • Usually can't be installed in the winter

  • Costly 

  • Building a new foundation on the same soil that caused the problem

Push Piers

Push Pier's permanently stabilizes your home's foundation. In many cases it can even lift your home back to level. Galvanized steel tube sections are hydraulically driven through steel foundation brackets to reach the depths of bedrock. 

 

Advantages 

  • Permanent solution

  • More cost effective than foundation replacement

  • Can often lift the foundation to return it to its original position

 

Disadvantages

  • If done from the exterior the yard will need dug up and it will take a while to return to its original state
